Environmentally-hazardous chrome plating site in Denver turned collaborative office and business incubator space. Sawhorse dug deep for this one, leveraging our relationships to:

Negotiate with Metro Wastewater District for removal of all tax liens, allowing for transaction viability.

Negotiate with CDPHE throughout Voluntary Cleanup Plan process, allowing project viability

Complete extensive feasibility analysis and overall concept development, including all site planning for a site with difficult constraints

Crest Theater Re-Development

Zero-­lot-­line, former theater building into a mix of six multi-­family units and 2,200 square foot restaurant

Feasibility analysis and concept development, including budgeting, visualization, and site planning

Negotiation with adjacent property owner for all party wall, fire egress, and utility easements for project feasibility

Project manager of all architect, engineering, environmental, survey, geotech, and consultants unto site plan approval and building permits

Mile High Ministries Office Building

12,000 square foot new build, using structural insulated panel (SIP) technology

Difficult, 1/2 acre site located at 8th Ave and I‐25

Site removed from Federal Emergency Management Agency (FEMA) 100‐year floodplain

Right-of-way vacation negotiated with Catholic Charities of Denver and Colorado Department of Transportation (CDOT) adjacent to I-25 on‐ramp, allowing project feasibility
